The short story
Most property managers answer to an owner somewhere else. KPM answers to itself: Nitya Capital owns the large majority of the communities we manage, so every decision — a rent, a repair, a renovation — is made by people who live with the result.
Nitya Capital was founded in Houston in 2013 and has acquired more than 20,000 apartment homes across its history, focused on value-add communities in Texas and other high-growth U.S. markets. KPM is its in-house management company: leasing, resident care, accounting and day-to-day operations for the whole portfolio, run from Houston with teams on the ground in every market.
Two things make the model different. First, construction is in-house — Seguro Construction, our own rehab and maintenance company, turns units and runs renovation projects with its own crews, so a community's condition is never waiting on an outside contractor's schedule. Second, leasing is central: one team, one published standard, the same $50 fee and the same same-day decision at every community. On-site teams are freed to do what only people on the ground can do — tours, make-ready, work orders and looking after residents.
In Florida, we also manage communities for other owners — the same crews, the same central team, the same published standards.
