How it works

Pick a home

Each community page lists the homes that are ready now, with the rent printed. If a community is offering a move-in special, it is honored as offered.

Tour

Book through the community page or email central leasing. Walk-ins are welcome — tour first, and we will start your application before you leave.

Apply on the community's site

Applications live on each property's own Apply page and come straight to our central leasing team — one team, every community.

Decision the same day

Once your form is complete and the $50 fee is in, screening runs the same day. You get a decision — or a status update from a real person — the same day by 5 PM, by text and email.

How screening works

The same published criteria at every community — the full list is on each property page. The short version:

Income of at least 2× the rent.
No minimum credit score — a score alone never decides your application.
Lookbacks: violent and sex offenses 7 years · property felonies 5 years · evictions 3 years.
Central leasing owns your file end-to-end — if anything is missing, they tell you what it is the same day.
