Pay rent, request maintenance, earn Karya points and handle your renewal — everything in one place, most of it one click away in the resident portal.
Rent is due on the 1st, as your lease states. The resident portal is the fastest way to pay — card or bank account — and it shows your balance and ledger, so what you see is exactly what we see.
Pay rent, check your balance and ledger, and keep your payment details current.
If a month goes sideways, contact us early — payment plans are available, and a plan in good standing protects your home. Email leasing@karyamanagement.com and the central team will work it with you.
Put in a request any time through the resident portal. It becomes a tracked work order — our teams work from the same list you can see, and nothing depends on catching someone in the office.
Describe what's wrong in the portal, with a photo if you can. The more we can see, the faster the fix.
On-site maintenance handles the everyday work; bigger repairs go to Seguro, our in-house construction arm.
For a maintenance emergency, call your property office right away. For anything life-threatening, call 911 first.
Paying on time should count for something. Karya points are how it counts here.
Points apply to fees only — never to rent, and they are never paid out in cash. Points expire when you move out. Your balance shows in the resident portal.
When your lease is coming up, our central team sends your renewal offer directly — by email and text — with the new term in writing. Review it, sign it electronically, and you're done; no office visit needed. On bills-paid communities, the renewal folds utilities into the rent exactly as your offer shows, so the total you confirm is the total you pay.
Questions about an offer? Reply to it, or email leasing@karyamanagement.com — the same team that sent it answers.
